About Shore Lawyers

Our Mission

Shore Lawyers is a Maryland law firm dedicated exclusively to representing homeowners associations and condominium associations in Ocean City and throughout Worcester County. We focus on one thing—and we do it well: enforcing governing documents and recovering delinquent assessments efficiently, respectfully, and with minimal disruption to the community.

HOA and condo assessments are the financial backbone of every association. When owners fall behind, it places an unfair burden on compliant members and threatens the association’s ability to operate, maintain common areas, and meet its obligations. Shore Lawyers partners with boards and property managers to ensure assessments are collected promptly, consistently, and in full compliance with Maryland law.

Our firm handles the entire collections process from start to finish, including demand letters, lien preparation and recording, foreclosure actions, money judgments, and post-judgment enforcement. We are deeply familiar with the unique issues facing coastal and resort communities—seasonal ownership, absentee owners, investor-owned units, and high-rise condominium regime, and we tailor our approach accordingly.

At Shore Lawyers, we believe effective collections should be firm, fair, and professional. We emphasize clear communication, transparent reporting, and cost-effective enforcement strategies that protect the association while maintaining professionalism and respect for homeowners. Boards and managers rely on us not only to recover delinquent balances, but to create systems that deter future non-payment.

If your association is located in Ocean City or elsewhere in Worcester County and needs experienced counsel focused solely on HOA and condominium collections, Shore Lawyers stands ready to help keep your community financially strong.

Deferred Billing (No Retainer Required)

How Shore Lawyers Bills for Services

Shore Lawyers is committed to providing cost-effective collections services for homeowners and condominium associations. In most cases, our firm does not bill the association for legal fees until those fees are recovered from the delinquent owner as part of the collection process.

This approach allows associations to pursue enforcement without placing additional financial strain on compliant members, and it aligns our incentives with the successful recovery of outstanding assessments, interest, and allowable costs.

Certain matters, however, may require fees to be billed directly to the association. These exceptions can include, but are not limited to, matters involving contested litigation, bankruptcy proceedings, appeals, advisory or non-collections legal services, court-mandated costs, or situations where recovery from the owner is not permitted or not feasible under applicable law or governing documents.

Any exceptions to this general policy are disclosed in advance, and no work is undertaken outside the standard collections process without authorization from the association or its managing agent.

Our goal is transparency, predictability, and results; associations always understand when fees are recoverable and when alternative billing arrangements may apply.
